It's the #1 question I'm hearing right now:
"Should I sell my home now… or wait until spring?"

Here's the truth: There's no one-size-fits-all answer.
But there are key things to consider — especially in our Rockford-area market — and I'm breaking them down for you.

The Market Today: August 2025

Right now, inventory is still low, especially in that sweet spot under $250K. Buyers are out there, they're pre-approved, and they're watching for clean, move-in-ready homes — hard.

In short? If your home is priced right and shows well, it will sell.
Often in just a few days.

Fewer listings = less competition
Motivated buyers = faster offers
Interest rates are holding steady in the mid-6% range — and buyers want to act before winter sets in

What Happens in Spring?

Spring tends to bring more listings, which is great for buyers — but tougher for sellers.

You'll face:

• More competition

• Picky buyers (they have options!)

• Longer timelines

The upside?
If your home is gorgeous and you're in no rush, spring might bring more buyer traffic — but only if mortgage rates cooperate.

So… Should You Wait?

Ask yourself:

• Is your home in showing shape now?

• Would you rather move before winter hits?

• Do you want to capitalize on today's serious buyers?
